Former Bankers Turned Brokers
You started an inquiry about pulling cash out of your home. The next step is a short application that lets our team explore wholesale mortgage options across multiple lenders — instead of taking one bank’s answer as the only answer.
About 3 minutes · No obligation · Not a commitment to lend
Two Quick Questions
Help us start in the right place
Your answers tell our team which wholesale lenders to review first. Nothing here is an application, and no answer commits you to anything.
What would you like your equity to do for you?
When did you buy your home?
That’s all we needed
Thanks — that gives our team a starting point. The last step is your application, which takes about three minutes and puts your file in front of the wholesale lenders we work with.

We Shop Wholesale Lenders
Our team compares options across multiple lenders instead of one bank’s rate.
Close On Your Terms
For some borrowers as little as 15 days — many files take longer — with a real person guiding you through it.

Why It Matters
One shelf, or the whole market
The difference is not a sales pitch — it is how many sets of guidelines get to look at your file.
- You see only the products on that bank’s own shelf.
- One set of guidelines reviews your file.
- The bank lends its own money and sets its own rules.
- If the answer is no, that is the answer.
Wholesale is a different price sheet, not a coupon. Brokers are quoted on the wholesale side of the same lenders that also lend to the public directly, so your file gets priced there instead of at a retail counter. Whether that lands better for you depends on your file and each lender’s pricing the day we submit it.
The wholesale side same lenders · different price sheet
- The same major lenders you already know — Rocket Mortgage, UWM and Carrington among them — reached through their wholesale channels instead of their retail ones.
- Your file goes to lenders who sell through brokers, not just the public.
- More than one set of guidelines gets looked at.
- We place the file; the lenders make the decisions.
- A no from one lender is not the end of the conversation.
About wholesale pricing. “Wholesale” describes the channel we submit your file through — it is not a promised rate, a quoted price, or a guaranteed saving. Nothing on this page is an offer to extend credit or an advertisement of specific rates, payments or terms. Your rate and costs depend on your credit, income, the property, loan amount, term and each lender’s guidelines, and lender pricing changes daily. Working through a brokerage does not guarantee approval, a lower rate, or lower costs. Lender names are used for identification only and do not imply endorsement, sponsorship, or an exclusive relationship.
Before You Finish
Nothing here commits you
No surprise credit pull
We tell you before any credit is pulled and ask for your authorization first. Your credit is never pulled by our team without you agreeing to it.
Applying is not a contract
Submitting an application starts a conversation. It is not a contract, and it is not a commitment to lend on our side either.
Walk away any time
Review whatever options come back and decide not to move forward — for any reason, or none at all.
Common Questions
Before you finish
Will this affect my credit?
The application itself asks for information about you and your property. A credit review is part of the mortgage process, and we will tell you before any credit is pulled and ask for your authorization first. You will never have credit pulled by our team without agreeing to it.
Am I obligated to anything if I apply?
No. Submitting an application starts a conversation — it is not a contract, and it is not a commitment to lend on our side either. You can review whatever options come back and decide not to move forward, for any reason or none at all.
What does “wholesale” actually mean?
A bank can only offer you the products on its own shelf. DocApply Mortgage Brokerage is a mortgage brokerage, so we work on the wholesale side — submitting your file to a range of lenders who sell through brokers rather than directly to the public.
That means more than one set of guidelines gets looked at. Terms still depend entirely on your file, the property, and each lender’s requirements.
How realistic is closing in 15 days?
“As little as 15 days” describes our fastest closings, not a typical or promised timeline. It is not a guarantee. Real timelines depend on the lender, the appraisal, title work, and how quickly documentation comes back — and many files take longer.
The single biggest factor you control is how fast you return requested documents.
Is DocApply Mortgage Brokerage a lender?
No. DocApply Mortgage Brokerage is a licensed mortgage brokerage, NMLS #2350637. We do not lend our own money and we do not underwrite or approve loans. We place your file with wholesale lenders who make those decisions.
Our team came out of retail banking, which is exactly why we work this way — one bank’s guidelines are one opinion, not the market.
One Last Thing
